Leak in Basement

Q. I have water leaking into my basement near the concrete wall. I noticed some soil erosion outside that area in our yard outside. We also have a front brick face about 4 feet tall half way up the front wall with vinyl siding above the brick.

Do I look outside for the source of the leak or do you think I need a foundation repair company for waterproofing?

A. I suspect you have an exterior source of this water and less likely a foundation leak. My first choice where to find the leak is where the brick and siding join half way up the front wall. Vinyl siding is not typically installed to seal out a direct water spray so we find many problems at this un-sealed joint in our consulting visits. The solution usually requires removing the siding, flashing or sealing the joint with a water proofing membrane and then re-installing the siding correctly over the flashing.

The second option is that the water is pouring up over the top of the concrete foundation from poorly drained surface water. This is typically a landscape grading solution.
