The Cost of a Whole House Remodel

Q. I am considering buying a house similar to the Frontenac, MO whole house remodel featured on your website. I am curious to know the ballpark figure for the total cost of that project. Thank you for your time and efforts.

A. The project you describe included these features: a south side addition that included a garage; master suite with bedroom, large walk-in closet and generous master bath; a rear entry foyer, laundry room, powder room and a pantry space.

Within the original house we removed most center load bearing walls in the living, dining, kitchen, and family room areas and supported the roof load with exposed beams as shown on the website. Most floors were replaced with bamboo. A new raised-entry and door was added to the front, two bathrooms were fully remodeled and many windows were replaced.

The budget for the work done several years ago was approximately $600,000. The house was completely remodeled and amended to fit their lifestyle. The homeowners have since finished the lower level and are now installing a swimming pool. They really love the house and how it serves their family.

We can help you during the house selection process. We offer a pre-purchase consulting visit. We discuss what your goals are for the house, explore options of what the house can do, and which features could be amended to improve live-ability. We can offer a general budget that describes the range of costs for the changes we discuss. We do this as a verbal exchange because so many options are discussed in a fast-moving, creative conversation usually lasting about two hours. We can include a registered architect from Mosby Building arts for the discussion. There is a $325 consulting fee for this service, which is a small price to assess if this house is the right investment for you to make.

The intent of this visit is to help you best match your goals and expectations with a house that meets your needs. We also want to identify any potential “money pit” problems by helping you avoid or identify substantial repair or correction items in the house that can distract improvement funds. In short, we want to see the house before you buy it and help you assess what it is - and what it isn’t - and what it can become.
